Description: Phase I Environmental Site Assessments (ESAs) are an important part of acquiring commercial real estate that protect potential buyers from certain environmental liabilities. This presentation goes over the basics including their purpose, what is involved in the investigation, and the necessary next steps if environmental impacts are uncovered. This presentation will also go over how environmentally impacted sites affect their developability and what developers and engineers should be aware of when working with these sites.
